When we bought Sandy Hatch nearly 9 years ago the estate agent's blurb described it as ...

... and of course this is more or less true ...

Worried about a thatched roof ?
The house was built in 1910 and the water reed thatch was replaced in 1991. Every 12 to 15 years the long straw ridge has to be replaced. We did this in October 2002 at a cost of just over £6k. Insurance is not expensive, £714 pa incl. contents and all risks, but with a company who are familiar with thatch. We spend £65 per year having an inspection.

16 inch brick walls with cavity.
Massively over-designed roofing and flooring timbers .
Original (1910) timber windows (all sound but some a bit stiff!)
Beautiful (stripped and waxed) internal doors.
Old fashioned (close jointed) quarries and parquet floors downstairs.
... and that thatched (netted) roof (by Glenn Charter, Master Thatcher.)

Stripped and waxed doors throughout with brass door furniture (liberated from Ramsgate police station !). All original windows - some a bit stiff - but all sound. Gas fired central heating, not modern or sophisticated but keeps the place warm.

Hall/study 10' x 15', old parquet floor, radiator, 2 telephone lines (inc. ADSL). Understairs cupboards.
Cloakroom/W.C. Old quarry tile floor, 1939 cast iron overhead cistern, pink vitrolite (has to be seen!) walls
Lounge 18'x15', open fireplace, modern parquet floor, 2 radiators, wall lights.
Dining room 11' 6" x 15', open fireplace, old quarry tile floor (just uncovered - to be cleaned up before sale)
Kitchen 12' x 8', all services but ready for makeover (we planned to extend)
Conservatory 22' x 8', great when the sun shines in the morning but leaky and ripe for redevelopment. A dumping ground waiting to be turned into an integral part of the house - preserving the ancient vine will be tricky!
The stairs themselves were originally the servants' stairs but are pretty substantial - we haven't yet stripped and varnished them - still grotty old carpet.
The landing is wonderfully light with polished floorboards - you will love it!
Our (blue) bedroom 15' x 14, polished floorboards, 2 eaves cupboards.
Smaller bedroom 12' x 9', fireplace to be exposed, narrow cupboard. - floor still covered in carpet.
Guest (green) bedroom 15' x 12' , wardrobe cupboard, nice fireplace, floorboards varnished (but not shiny).
and the bathroom installed in the 30s - green suite, green and black vitrolite on the walls - we have black tiles ... not to everybody's taste - but you couldn't change it!
Well there is another small bedroom (sic) up some very, very steep steps which Marion has never seen - it's about 6' x 5' 6" with a little window overlooking the back garden - great for visiting kids (under six feet !).

17'6" x 12' and 15'6" x 13' - Not doubles but big singles. We had the (sliding) doors rebuilt 4 years ago.
